Property condition surveys of properties near work sites are one of the first steps undertaken before construction begins. They help to determine the condition of a property before any work starts.

The surveys are carefully planned and carried out as standard practice by all Government agencies delivering infrastructure works near residential and commercial properties and will apply to METRONET projects.

Here’s some quick facts on the who, what and why of property condition surveys.

Who carries out a property condition survey?

The surveys are conducted by professional, independent surveyors who visit identified premises. The process involves photographing and making notes of any noticeable defects relating to the building’s structural and finished condition. The building’s exterior is assessed and recorded in a similar way. A report is produced for each building, including an overall assessment of its condition.

Why are they necessary?

Property condition surveys gather baseline data on the structural integrity of a property prior to any major works taking place that has the potential to cause damage during construction.

It also offers protection for the homeowner should the works cause damage to their home, and protection to the taxpayer to ensure residents do not make untrue claims for damages.

How can I request one?

If you own a residential or commercial building in the survey area, you will be contacted to arrange a suitable time for the survey.

On completion of the survey a Property Condition Report is issued to the owner or owner’s representative for review and sign off.
